With the day being a bit shorter you will want to make sure buyers can see your home ! You can find inexpensive solar lights at your local Loews or Home Depot for under $50 and large house numbers will do the trick ! Not only will this help buyers see your walkways it also gives your home great curb appeal ! 

Luckily the fall gives you a break on lawn maintenance but now you will need to have your fall clean-up of leaves and old flowers! Some easy options are to replace your spring/summer flowers with a few pots of colorful mums ! You can leave some of the outdoor furniture to keep your backyard space highlighted when most homeowners will stop to give your home an edge over the competition ! 

Interior Updates
Lighting inside is key with less light not only outside but inside as well ! You will want to make sure that you have your additional table lamps on, a easy trick is to put these on timers.  The timers will allow your agent to focus on giving buyers all the great information on your home rather than running around turning on lights ! 

The fall also begins all of the holiday seasons from October thru December it seems that their is always some holiday decor going on.  As a parent I know that decorating for your kids is one of the small joys but keep in mind these shouldn't turn into obstacles for potential buyers.  Try to not clutter your space with these decorations, and don't let your decorations overtake the home. 

An inviting entrance into your home is always important but more so in these seasons.  With the predictable rainy whether you will want to make sure you have an area by the front door for visitors to wipe their feet on those rainy days.  I also suggest a small coat hanging rack for jackets and umbrellas this will let your buyers get a bit more comfortable before walking around. 

If your home has any interior features like a fireplace, or even a custom kitchen than this is the perfect time to highlight them ! There is nothing like a toasty fire accompanied by the smell of homemade cookies to make you feel cozy and at home ! That being said many homeowners will go for candles around this time of year which can be a bit dangerous because they are easily knocked over or into.  A great options are electric tart warmers they give you the desired aroma without any risk ! 

Energy Saving Tips 
With buyers in and out your heating system will be working overtime, so this is just a quick list of easy energy saving costs that are great even when your home is not for sale! 

Re-Arrange Your Furniture 
Simply pulling your furniture away from your heating vents will help by not blocking the area.  Commonly homeowners will have large sofas or dressers blocking radiators, talk with your agent about some simple staging tricks to take advantage of this tip ! 

Kick On Those Fireplaces
Not only will this keep you a bit warmer it is a great feature to show off as well.  Obviously installing a fireplace would be a expensive add on but another option is an electric decorative fireplace. These come in a variety of styles and prices ranging from $200 - $500 and the best part is it can come with you to your new home ! 

Change Your Homes Clothes 
Your homes clothes are your curtains, blinds, decorative pillows and throws.  Heavier curtains to replace sheers are an option but be careful not to make your home too dark.  Inexpensive blinds also come in a large variety from $10 for simple white blinds or $25 for nicer wooden blinds add to decor and can keep out drafts.  The great thing is these small things are easy do it yourself projects !
